Once you have decided that you would like to rent a property, there is a tenancy agreement contract to sign and a deposit to pay. Sometimes a guarantor is required too.
Apart from the rent, the only additional payment is the refundable deposit. There are no additional charges for administration, registering your interest in a property or any non-refundable reservation deposit.
The deposit is payable to reserve the property and then is held as security throughout the tenancy. It is fully refundable at the end of the tenancy subject to a satisfactory final house inspection. Guarantors are required for some tenants such as students, those on lower incomes or without sufficient references. Unfortunately we are not able to accept guarantor businesses or insurance companies as an alternative.

These can be arranged as a one off or on a regular basis. For some properties a regular gardening service is included in the rent whilst for others there would be an additional charge. Please contact us for information or a quote click here
A guide to dealing with condensation and mould.
This depends on each property so ask for us to clarify. Rent for student properties include gas, electricity, water and sewerage bills. Some other properties include just the water bill and not the others, whilst some properties’ rent does not include any utility bills. Broadband, tv licence and line rental is not included in any rent.
All tenants are responsible for their own council tax payments. Most student tenants are exempt council tax but not all. Even if exempt, you may be contacted by the council to prove your exemption. We can give advice and support to tenants or prospective tenants if requested
